Welcome to 222 Missouri Flat Road. Located in the renowned Applegate Valley of Southern Oregon, the Missouri Flat Vineyard has one of the most picturesque settings in the region. This 75-acre property features a turn key vineyard operation with 23 planted acres (36 acres gross), winery building with tasting room, climate-controlled warehouse and much more. The Applegate Valley is characterized by natural beauty, wonderful mountain and valley views, the Applegate River, and a rich history of Vineyard and Winery success. A distinct four seasons with a mild winter, exceptional growing season, and abundant water make the Applegate a winemaker's paradise, allowing for more varietals to be grown than possibly any other location in the United States. Many award-winning wines are produced here each year. The Applegate Valley Wine Trail is comprised of 18 wineries that each provide a unique and enjoyable culture. Sunset magazine described the Applegate as “Wine Country” the way it should be.” The specific section of the Applegate Valley that Missouri Flat Vineyard enjoys is locally known as the Kubli bench, which is the widest section of the valley and is home to a number of well-known vineyards.
As you drive onto the property you feel as though you have entered your own exclusive valley surrounded by vineyard, big skies and privacy. The 75-acre property includes approximately 43 acres of farmable ground with the balance of the property being comprised of rolling terrain with a mix of timber and meadows. The property has abundant water that includes primary and supplemental water rights for 32 acres (+/-), 2 large ponds and Miller Creek which flows along the western property line. The property additionally borders over 5,000 acres of public lands for your recreational enjoyment. The north end of the property has 15 (+/-) acres of well maintained, moderately wooded land with meadows that would be ideal for a number of uses including animals, walking trails, or other recreational hobbies.
The vineyard includes 23 (+/-) planted acres (“net”) of grape vines with 8 different varietals (total acreage 35 +/- acres “gross”). The gently rolling topography is ideal for maximum exposure and good drainage but is still easy for workmen or equipment to traverse. Historical production averages four tons to the planted acre (varies by varietal and other conditions). In recent years, there have been many award-winning wines from grapes grown on this property. The varietals include Merlot, Pinot Noir, Viognier, Cabernet Franc, Cabernet Sauvignon, Syrah, Malbec and Tempranillo. The vineyard is in premier condition and includes a state of the art irrigation system, automated frost control (Orchard Rite Propane Wind Machines), moisture sensors and complete perimeter deer fencing.
Built in 2012, the 3,020 Sq. Ft. tasting room and winery building with expansive outdoor patio is in a perfect location overlooking the vineyard with the stunning mountains in the background. This may be one of the most picturesque settings in the region! The building provides a wonderful balance of modern style and functionality. The steel constructed building provides easy maintenance and a very functional structure, while at the same time the finishes are distinctly modern. The tasting room, office and kitchenette make up 1,300 (+/-) Sq. Ft. with the winery and storage area being 2,000 (+/-) Sq. Ft. The tasting room meets all ADA requirements including handicap parking. The winery room’s high ceilings (27 ft at peak) are designed to allow for large fermentation tanks and other equipment. Outside is a large concrete staging area for wine barrels and incoming grapes.
The parking terrace features an open-air covered deck for guests and is home to the main parking area. Just below the parking terrace is the new warehouse and the historic winery building.
The new warehouse was built in 2016 and is 3,200 Sq. Ft. with 18 ft ceilings (at peak). The steel constructed building has two large storage bays that are both climate controlled. Currently one bay is used for case goods and the other is used for wine barrels during the aging process. The original winery building, 3,068 Sq. Ft., is now used for equipment and general storage.
At the south end of the property is the pole barn for equipment and vineyard supply storage. Also at the south end of the property is the caretakers home (1986 MFH, 1,404 Sq. Ft., 3 beds/2baths).
This property has several sites that would be ideal for an estate home. The views from the northern part of the property above the vineyard are nothing short of breathtaking with the combination of rolling vineyards, water and big sky with distant mountains.
