Our Story
We are two women, entrepreneurs, mothers, leaders and mentors with a passion for what we do. Excelling with integrity has earned us positions in our industry and communities as trusted real estate advisors. In total, we have raised six children over 32 years in Bucks County and the city of Philadelphia and we are experts in those areas. With over 36 years of real estate experience we provide high level expertise in real estate sales with a focus on excellent customer service. We believe that no matter what the price point is every home and client has a story that deserves the best representation and service. We provide our clients with an international network of buyers and sellers through Sotheby's International Realty’s network and our team website. Because of our ties to our communities, and our capabilities to network with other brokers, along with our exclusive B & B Lux Collection, we sell homes faster than our clients could if they tried to market their home without our services.

Stephanie Biello is currently serving a second consecutive term as the President of the Greater Philadelphia Association of Realtors, a Director for the Pennsylvania Association of Realtors and serves on the Legislative Committee, the Governance Task Force and the Strategic Task Force at the state level. Caryn Black currently serves as a panel member for the Bucks County Association of Realtors Grievance Committee and is a Director, and panel member of the Forms Committee for the Pennsylvania Association of Realtors. Stephanie is the 2021 President of the Greater Philadelphia Association of Realtors. She is only the 3rd of 94 presidents to serve two consecutive terms. She lead her association through the pandemic by cultivating realtionships of trust and leveraging them at the most critical time. After moving from Houston, Texas to Philadelphia in 1987 she lived and worked in Philadelphia and currently resides in Bucks, Pa., but has direct sales experience in Philadelphia’s Rittenhouse Square, Montgomery County, and Bucks County area as well. Communication – Weekly calls with updates, results and feedback If no contract is submitted within the first 30 days, we re-analyze our future marketing procedures with the seller. Keep sellers informed about the transaction and the tasks to be completed. Present, as soon as practicable, all written offers, counteroffers, notices and communications to and from the parties.
Scope of Services Clients are provided with the following services ComprehensiveCMA (Comparative Market Analysis). Professional interior and exterior photos placed on MLS (Multiple Listing System), B&B Group website, Sotheby’s International Realty Website and exclusive real estate internet sites noted in the SIR marketing brochure. Professional Video and/or 3D virtual Tour (Matterport). Advertising in local and, if applicable, national, and international real estate publications. We design an attractive Lookbook with all property information, room dimensions, tax information, and a complete history of the home for potential buyers to read while viewing the property. This Lookbook is for the seller to keep or to give to the new owner when the home sells.
Accountability & Execution Plan Throughout the listing term, we will be providing recommendations, but what good are recommendations if we don’t prioritize or execute? Before we launch the property, we will identify mission-critical tasks, assign ownership, and create due dates for the tasks so that they are complete. As we build this out, more ideas, tasks, etc. may come up. We have a system to make sure that these ideas are documented and noted so that we can stay on task, but we will revisit these action items as others are completed. Also note that while we are working through these phases, it is imperative that we get feedback from you in a timely fashion so that we can keep things moving forward.
Pre-Listing In the next phase of our Listing Process, we will provide a comprehensive plan which includes: Analysis of exterior and interior of property – compile list of repairs and maintenance items – 75 Point Checklist Review your time schedule – Make arrangements for new purchase if needed Marketing Timeline – Photography, Video, Brochures, Website, etc. Listing Paperwork - Review Legal Documents and Deadlines Arrange Showing Instructions – Lockbox, In-Person, Times, etc. Upon completion of this comprehensive plan, we will review the recommendations made and prioritize any outstanding tasks or deliverables that need to be completed prior to moving to the next phase, which would be placing the home on the market.
