This month we feature Realtor and volunteer, Hunter Ramsey. He is believes that houses are for sale, but people purchase homes. And a part of his demographic is reaching out to assist service men and women, or as we call them "Heroes" who are looking to purchase a home in Georgia. We salute Hunter by profiling him in this month's GABIZ.

Providing more than just a house, but also Homes For Heroes.
Hunter has lived in the area for about 20 years and have been an avid Mountain and Road cyclist that had a local bike shop, Founding President of SORBA Woodstock that developed the Blankets Creek Mountain Bike Trails on Sixes Rd and Rope Mill Mountain Bike Trails on Ridgewalk Parkway. He shares that cycling has allowed him to give back to the community, meet like-minded people and while stretching himself sometimes beyond his limits.
Real estate afforded me the opportunity to meet other like mind people that would like to make a difference in their community. I do several things to give back. Since forming SORBA Woodstock. The First, I'm a Coach and Core Staff Member of The Interscholastic Georgia Cycling League that enables every child 6th - 12th grade in the state of Georgia to strengthen body, mind and character through the life long sport of cycling, in an all inclusive environment. The Second, Homes For Heroes, to provide extraordinary savings to heroes who provide extraordinary service to our nation and its community every day. Both give me a great deal of pleasure. The children I work with today will be the heroes of tomorrow!
Hunter extends his love of selling homes with his love of country by participating in Homes For Heroes which was established after 9/11 to give back to Firefighters, Law Enforcement, Military: Active , Reserve and Veterans, Healthcare Workers, EMS, and Teachers for all they do. Homes For Heroes also donates a portion of its earning to the Homes For Heroes Foundation. Every time a hero buys or sells a a home using the program they are helping Heroes in need. To date Heroes have saved over 35 million dollars and counting, In addition to helping Heroes save when buying or selling a home, Homes For Heroes gives back in form of grants to a Hero that may have done an astonishing things in there community in the aid of others.
Hunter says, he chose Homes For Heroes to round out his real estate business due to the fact it was not limited to only Military. An "HERO" according to Homes For Heroes is any Firefighter, Law Enforcement, Military: Active,Reserve & Veterans, and Teachers. The Military is cut out for everyone and will choose a different way to give back. "Service Deserves it's Rewards" according to Homes For Heroes the largest nationwide network of Real estate specialist, Local business, committed to providing an easy way for Heroes to save money on a home and every home related purchase; Mortgages, Inspections, Insurance, etc.
When asked about networking, he says, that he comes across lots of people in his scope of business. The first thing he does when meeting some one is to actively listen. He says he finds out more about their family and their needs relative to the schools, community and desire and not just the home they are looking to purchase or sell. "I sell homes, Not Just Houses" I want to the homeowner to know they are getting a place they can come home to and not just a transaction and never hear from me again.
He responded further by saying that he prefers to network by meeting others and learning more about them, asking what they do to see if he can do something for them. It's not always about him. He networks to also help his clients find services. He believes that there's more than enough business to go around and it may lead to a lasting relationship between the two. They may have never met or been referred if it were not for him networking and connecting.
UNCONTESTED PROBATE IN GEORGIA – WHY?
The probate process in Georgia is fairly simple, especially when the administration of an estate is uncontested AND there is a properly executed will and self-proving affidavit of the witnesses. Suffice it to say, a contested will or estate is not simple and is not a topic for this short article. Why, then, does one need to probate an uncontested estate?
Before we answer, we should establish the fact there are two types of estates: one with a will, which will have an executor/personal representative and designated beneficiaries, among other things, and one without a will, which will have an administrator (often a family member) who is appointed by the court and governed by the laws of decent and distribution, regardless of the intent of the deceased. Further details and differences are also outside of the scope of this article.
There are several reasons to file a petition (and related necessary documents) with the probate court to probate a will or to administer an estate without a will. Most often, when there is certain property to be transferred to beneficiaries or heirs (such as real estate; titled vehicles, boats, etc; accounts and investments without beneficiaries; and the like), only a court authorized executor (with a will) or administrator (without a will) can transfer title and ownership of certain assets to the beneficiaries of a will or to the legal heirs of an intestate estate. Also, if there are creditors of the estate and assets that could otherwise be distributed to beneficiaries and heirs, then the estate will want to make sure all creditors are properly notified and paid so that creditors do not come after those assets.
If there are unknown heirs or heirs who may have been left out, intentionally or not, from a will, the executor or administrator of the estate will need to probate and, thereby, give and/or publish proper notices to ensure any distributions are properly made. Most importantly, in my mind, if the deceased is survived by minor children without another parent or legal guardian, the court will need to appoint a guardian for the children; and I can say when a will names a guardian or co-guardians and a trustee, it can save a family the pain and high cost of relatives arguing over who gets custody of those children and, unfortunately, control of their money.
There are certainly many other reasons to probate an estate; and if you are faced with that question, please contact an attorney to seek advice on whether probate is right for you.

Sleep and Wellness
According to the National Sleep Foundation (NSF), six out of ten Americans report having insomnia and sleep problems as least a few nights a week. Insomnia is defined as “An inability to fall asleep or remain asleep long enough to feel rested, especially when the problem continues over time”. In an effort to combat this, as many as 25 percent of the people in the United States use medications to help them sleep. (Insomnia)
Most sleeping pills, especially when taken over long periods of time, can have multiple side effects. The drugs stay in the bloodstream, give a hangover effect the next day and beyond, and can increase the risk of car and work accidents. They also impair memory and performance on the job and at home. (Insomnia)
Several research studies have shown certain vitamins and minerals to be effective natural sleep aids that help people fall asleep and stay asleep through the night. James F. Balch, M.D., author of Prescription for Nutritional Healing, writes: “A lack of the nutrients calcium and magnesium will cause you to wake up after a few hours and not be able to return to sleep. (Insomnia)
Calcium – Calcium is directly related to our cycles of sleep. One study published in the European Neurology Journal concluded that disturbance in sleep, especially the absence of REM deep sleep is related to a calcium deficiency. Calcium helps the brain use the amino acid tryptophan to manufacture the sleep-inducing substance melatonin. Calcium rich foods include milk, yogurt, cheese, eggs, spinach, broccoli, kelp, kale, sardines, soybeans, white beans (navy beans, great northern beans, cannellini beans and baby lima beans), oranges, collard greens, and rainbow trout. (Insomnia)
Magnesium – In magnesium deficiency chronic insomnia is one of the main, central symptoms. Sleep is usually agitated with frequent nighttime awakenings. It is important to note that a balanced ratio of calcium and magnesium is important to overall health, and these 2 minerals should be together for best results. Magnesium rich foods include: dark chocolate (70% cocoa or higher); avocados; nuts; legumes (beans and peas); tofu; seeds (pumpkin, flax, chia, and sunflower); fatty fish (salmon, mackerel, and halibut); bananas; and leafy greens (spinach, kale, collard, turnip, and mustard greens). (Insomnia)
Vitamin B6 – Vitamin B6 is a water-soluble vitamin that is naturally present in many foods. This vitamin is needed to make melatonin (a sleep-promoting hormone which is triggered by darkness. Vitamin B6 rich foods include: fish (such as, yellowfin tuna and sockeye salmon); lean meats; poultry (chicken breasts and turkey); legumes (beans and peas); chickpeas (used to made humus); beef liver; boiled eggs; nuts; potatoes; and bananas. (Office of Dietary Supplements)
Tart Cherry Juice – Studies have shown drinking 2 glasses of tart cherry juice a day have helped many individuals with insomnia. (Study: Tart Cherry Juice Increases Sleep Time In Adults With Insomnia)
High Protein Snack – Eating a snack with high levels of protein before bed will help you stay asleep through the night. If you wake up several times through the night, it could be because your body isn’t getting enough protein. High protein snacks include: jerky (but watch for added sugar), nuts (such as almonds, and pistachios), greek yogurt (but watch for sugar), tuna, hard boiled eggs, nut butter celery sticks, roasted chickpeas, hummus and veggies, cottage cheese, and apple slices with nut butter, beef sticks, chia seed pudding, pumpkin seeds, and edamame. (Jung, Alyssa. “16 Foods That Help You Sleep)
Teas for sleep – Something is calming about the ritual of sipping some warm liquid before bed. Fortunately, plenty of teas are out there that can help you slip into sleep easier. The teas below contain the right ingredients to help you get a better night’s sleep. So, sit back, relax and sip these brews:
Valerian tea – Antioxidant-brimming valerian is known for being a strong natural sedative and for increasing sleep quality. It reduces the time it takes for you to fall asleep. It helps address pain, insomnia and nervousness, too. Sip a cup an hour or so before bedtime. You may need to drink it for a few nights in a row before it works. Just be careful not to overdo it, because too much of this tea (not more than two weeks at a time) can become additive. I can interfere with some medications or supplements for sleep or cholesterol. Speak with your health care provider before drinking valerian tea.
Chamomile tea – This traditional herbal remedy has been used to fight insomnia, anxiety, stress, and other health issues since ancient time. The classic sleep aid promotes sleepiness while helping calm upset stomachs. Researchers say this sweet and flowery tea increases a chemical that relaxes nerves and muscles, acting like a mild sedative. Be sure to steep the leaves for at least 10 minutes before drinking.
Catnip tea – Catnip isn’t just for cats! It has been used to make tea for centuries. It’s part of the mint family, with culinary uses similar to other mints. The tea contains an organic compound that helps with insomnia, promoting relaxation and drowsiness. You can find catnip tea in grocery stores, specialty tea shops and health-food stores.
· Sleepy time tea – Caffeine free herbal tea can help you sleep as it relaxes and calms you. Many bedtime, aka sleepy time, teas are made from the same compounds used in sleep-promoting supplements. The tea’s magical ingredients are sure to knock you out in minutes.
· Passionflower tea – This herb works well for people who have anxiety and a lot of obsessive thoughts, thanks to its ingredient that boasts anti-anxiety benefits. Passionflower is typically combined with other calming herbs. Drink a cup of it one hour before bedtime to help you sleep more soundly. Researchers believe that high levels of certain chemicals in the flower affect your nervous system, making you tired.
Decaffeinated green tea – While all teas are healthy, green tea is among the healthiest and oldest teas in the world. The decaf variety contains theanine, know to reduce stress and improve sleep.
Hops tea – You’ve likely heard of hops in regard to the beer-making process: it helps create the beverage’s bitter flavor. But hops, the female flowers from the hop plant, aren’t just for beer. They’ve had a long history in herbal medicine, used to treat an array of ailments. Hops tea can help relieve stress, calm your nerves, and relax your body. And that makes it the perfect drink for before bedtime. (Best Teas for Sleep)

Starting May 25th, you likely noticed alerts popping up on every device and website that you frequent. Although this change may have looked minor, it is a response to a transformational regulation out of the European Union, of which is expected to become the first of many efforts to improve the data privacy rights of “the individual”.
Called the General Data Protection Regulation, G.D.P.R or GDPR, companies around the world, large and small, are being held more accountable to protecting the privacy rights of its customers than ever before. Why should you care about an E.U. regulation if you live/ work/ play in Georgia? Here are some data points:
What is G.D.P.R.?
It is a regulation now in effect to protect the rights of E.U. citizens as it relates to personally identifiable information.
a) Companies need to inform its users/ constituents of what kind of data it has, specific to PII in simple, common language
b) Companies must be able to remove all PII data of someone that requests for it to be removed that does not have a business reason to be stored
c) Companies must report data breaches publicly within 72 hours of learning of the breach
What is Personally Identifiable Information or PII?
According to the National Institute of Standards & Technology, PII is any information that can be used to distinguish or trace an individual's identity
Who does this impact?
GDPR not only applies to organizations located within the EU, but also applies to organizations located outside of the EU if they offer goods or services to, or monitor the behaviors of EU data subjects. It applies to all companies processing and holding the personal data of EU data subjects.
What are the penalties for failure to comply?
Failing to comply with these regulations can lead to up to a penalty of up to 4% of annual turnover (revenue).
3 Reasons why you should pay attention:
1) You do not have to be located in the E.U. to fall under the guidance/ purview of G.D.P.R. If you have constituents, customers or deal with vendors that are citizens of the E.U., you need comply with this regulation.
2) Although this is specific to E.U. citizens, many experts believe that the U.S. and other countries will soon be following the E.U.’s lead in protecting the privacy of its citizens, and ensuring that consumers know what information companies have on them, how it is used, and how it can be erased (“the right to be forgotten”)
3) The penalties for non-compliance are serious and with the news around Facebook/ Cambridge Analytica, consumers and policymakers expect more from businesses as it relates to data privacy. If you don’t take the privacy of your constituents seriously, you can expect that your competitors will.

The statement from the ages. In my view, you may be similar, the search for quality is elusive, competitive, fulfilling and traditional with a progressive flair. Read Zen and the Art of Motorcycle Maintenance, by Robert Pirsig, to get a philosophical perspective on quality. I’ve read it multiple times and get something new out of it each time I open it up.
This is not an article on philosophy, rather my view on how philosophy can shape business practice. With that being said, please allow me to briefly preface this business-related article, *I believe that all good, just, helpful, spirited and personal growth-oriented outcomes in life come from a place of “us” seeking quality in life, what we do with it and how we live in it. In addition, I believe there can be significant overlap between an individual seeking both business and personal quality of life and that the more overlap there is, the higher quality of life can be realized.
Now on with the point….
Currently I’m working with a part time, project oriented small business owner in business development, organizational effectiveness and on top of that I’m doing something I love. The point of this illustration is to share a personal example of the search for quality concept. This small business owner is seeking to achieve quality in all that he does, not unlike many of us. Below, I do my best to succinctly describe a situation I encountered recently and feel drawn to share it with you.
We had just completed a phase of the project that we’d already corrected twice before and now we were at a cross roads of maintaining status quo, providing excellent service and factoring in the subtleties of time and material set-backs if we changed directional focus. Add in that the project is already over budget, but almost complete, and a business leader must decide, correct for quality or move on for quantity.
It can be a fine line, seeking quality as it relates to time and money.
The owner looked at the problem from many different perspectives. He was noodling over the “fix”. The fix could go one of two ways, make due with what you have even, if it is not economically and aesthetically perfect, or you strip the problem down and rebuild.
Fast forward through a team stand-up meeting, and we optimistically decided to implement a potentially unpopular solution - do away with the problem area and start over with the justification that the details matter in project management. Seeking quality delivered a superior product and the team was part of the solution.
The bigger picture, and the real message I want to share, is what could be elusive to some. In this scenario you really need to hunt for the deeper quality outcome, paying close attention to what is happening in the periphery. The bigger picture here is the owner/operator, in the quest for an exemplary product, can admit mistakes, learn from those mistakes and begin again. And importantly, the owner is role modeling to his team the culture of the company. When the culture of any company is being seen and positively articulated within the workforce, leaders can and should celebrate.
I’ve seen too many times a disconnect between quality and quantity in work environments. More times than not the culprit in the inefficiency of teams is ego. The search for quality is a noble adventure to embark upon and businesses today that are always asking the question, “can my company be better”, discussing strategy with stakeholders and building for growth, are the ones that will thrive through the future.
Lastly, I would highly recommend reading Leadership and self-deception, by the Arbinger Institute. This book goes at quality by analyzing accountability, relationship and self-awareness in the workplace and personal relationships.
Toby enjoys building things, from landscape and carpentry to strategy and teams, his philosophy on leadership revolves around open communication, accountability and risk taking. You can find him building decks, securing business development and nurturing relationships. Like most, Toby doesn’t get it right every time and his drive to seek quality outweighs the small set-backs that come with taking healthy risks in life and profession.
The Search For Quality
