HOW IT WORKS
The Help to Buy scheme could help you to purchase your dream home. When you put down as little as a 5% deposit on a newly built home, you can get a government Help to Buy: Equity Loan - for up 20% throughout Sussex. The remainder of the cost is covered by a mortgage from lenders participating in the Help to Buy scheme. You won't be charged fees on the loan for the first five years of owning your home.
Equity loans are available to first time buyers as well as some homeowners looking to move, as long as the following are met:
The home you are looking to purchase must not cost more than £600,000
You must buy this home to live in, and not as a buy to let property
You must not own any other property at the time you buy your new home.

Developers are always keen to sell their products so like many other industries they frequently offer incentives to tempt buyers. These can vary from an upgrade on the specification in a new home to having your stamp duty paid. These incentives are often time limited and designed to co-inside with build completions or financial year end of the company. If you are thinking of buying a new home you should always ask if any incentives are available as sometimes the developer will offer a bespoke option to encourage you to buy.
The biggest incentive some developers offer is part-exchange, where the developer purchases your property or a property in your sale chain to enable the purchase of a new home to go ahead. The big advantage here is that it can take the stress and uncertainty out of moving by offering a guaranteed sale and no sales agent fees. The developer will generally obtain 3 valuations for a six week sale from local agents and offer a figure based on this information, subject to a survey. The criteria of which properties are acceptable for part-exchange will vary from developer to developer.
